Position Summary:

We are seeking a highly motivated and experienced Land Use Attorney with a minimum of 5 years of experience in land use and zoning matters at a law firm. The ideal candidate will possess strong knowledge of New Jersey municipal and land use law, experience representing clients before planning and zoning boards, and a demonstrated ability to manage complex real estate entitlement matters.

Key Responsibilities:

  • Represent developers, property owners, and institutional clients in land use and zoning matters.
  • Prepare and present applications before local and regional planning and zoning boards.
  • Conduct legal research and draft memoranda, ordinances, resolutions, and legal opinions related to land use and zoning regulations.
  • Advise clients on compliance with local, state, and federal regulations affecting land development, including environmental, historic preservation, and housing laws.
  • Assist in due diligence for real estate transactions, including review of zoning ordinances, redevelopment plans, and permitting requirements.
  • Collaborate with professionals such as architects, engineers, planners, and environmental consultants to coordinate development strategies.
  • Monitor legislative and regulatory developments impacting land use and redevelopment law.

Required Qualifications:

  • Juris Doctor (J.D.) from an accredited law school.
  • Admission to the New Jersey State Bar (in good standing).
  • Minimum 5 years of experience in land use and zoning law at a law firm.
  • Demonstrated experience with local board appearances and handling full land use application processes.
  • Strong understanding of the New Jersey Municipal Land Use Law (MLUL), redevelopment law, and related regulatory frameworks.
  • Excellent legal research, writing, and communication skills.
  • Ability to manage multiple projects with competing deadlines and work independently or collaboratively as part of a team.

Preferred Qualifications:

  • Experience with redevelopment law and NJ Housing and Mortgage Finance Agency (HMFA) regulations.
  • Familiarity with New Jersey environmental laws, CAFRA, and DEP permitting.
  • Established relationships with municipal planning boards, zoning boards, and local government entities in Northern New Jersey.

Compensation & Benefits:

  • Competitive base salary commensurate with experience. $185,000 to $220,000 DOE + 2 Discretionary Bonuses each year
  • Performance-based bonuses.
